AJC Group is proud to announce that Aster Group has been appointed as the registered provider for the 40 new affordable homes being delivered at the former Buzz Bingo site in central Bournemouth.
AJC Group is transforming the prominent brownfield location into a high-quality, sustainable community. The derelict site off Christchurch Road will be redeveloped to deliver a mix of affordable houses and apartments for local people, all of which will be offered at affordable rent levels, at least 20% below the local market rate, including service charges. A fully licensed contractor has now completed asbestos removal at the site, allowing for demolition to proceed in the coming weeks.
The development, designed to foster a sense of place and long-term sustainability, will feature a mews-style street layout with tree planting and green infrastructure throughout. Each home will benefit from air source heat pumps, parking provision, and private garden or balcony space. A community allotment is also planned to encourage local engagement and wellbeing. All homes will be all-electric and meet modern energy efficiency standards.
David Cracklen, Director of AJC Group, said: “We are proud to be delivering this much-needed affordable housing scheme in partnership with Aster Group. Transforming this brownfield site will not only help address local housing needs but also regenerate a prominent location in central Bournemouth. Our design focuses on community, sustainability, and accessibility—ensuring residents benefit from well-connected, modern homes with excellent transport links.”
Amanda Williams, Chief Investment Officer at Aster Group, said: “We are thrilled to be part of this exciting redevelopment project in Bournemouth. Our commitment to providing high-quality, affordable homes aligns perfectly with the vision for this site. The new homes will not only offer modern, energy-efficient living spaces but also contribute to the local community’s growth.
“With around 5,000 households currently registered on the local housing waiting list, this demand highlights the importance of new affordable housing developments like this, providing long-term security and safety for the people living in these homes.”
In line with the development, a significant contribution has also been made toward the local authority’s Local Walking and Cycling Infrastructure Plan, enhancing connectivity along Christchurch Road to Lansdowne and Bournemouth town centre. Future residents will benefit from excellent access to public transport and walkable proximity to key amenities.
Bournemouth train station is a 12-minute walk from the development, offering services to major towns and cities including Southampton and Winchester. The beach and town centre are just 15 minutes away on foot.
The homes will be allocated through the BCP Council’s Homechoice scheme. The first affordable homes are expected to be completed in Autumn 2027.
