Boost for Dorset Families as New 48-Home Development in Sturminster Newton Confirmed as 100% Affordable Housing

We are pleased to confirm our forthcoming development at Glue Hill, Sturminster Newton, will now be delivered as a 100% affordable housing scheme. All 48 homes will be built for affordable and social rent, or shared ownership, to support local people who are increasingly priced out of the private market.

The move is part of our mission to complete our ‘500 in 5’ pledge – to deliver 500 genuinely affordable homes across the Wessex and South region within five years.

Located south of the A357, the 2.59-hectare site has been carefully designed to reflect the character of the local area while helping to ease the pressure on Dorset’s housing register, which currently has more than 6,000 people waiting. The development will provide a mix of two-, three-, and larger four-bedroom family homes with private gardens, as well as green space, a Local Area of Play (LAP), and ecological enhancements to boost biodiversity.

Simon McFarlane, Planning Director, said: “Confirming this site as 100% affordable is a significant step in our ‘500 in 5’ journey. Dorset is facing a critical shortage of homes that local people can realistically afford, and this decision means every property here will be available to those who need them most. This is about creating opportunities for families and individuals who otherwise may never get the chance to rent or own a home in their own community.”

Each home will be built to high environmental standards, with features including electric vehicle charging points, sustainable water use measures, and energy-efficient insulation to help reduce running costs for residents, as well as contributing to Dorset’s wider climate goals.

​​Located just over 1km from Sturminster Newton town centre, the new community is within easy reach of a wide range of amenities, including schools, shops, a medical centre, and public transport links. 

Works are scheduled to begin in October 2025. The development will support more than 160 jobs during construction, while providing long-term economic and social value to Sturminster Newton and its surrounding communities.
